Winter Storm Uri in February 2021 was a severe exception. Temperatures dropped to single digits for several days. Texas’s ERCOT electrical grid failed across the state, leaving millions of homes in Pearland and Houston without power for days.

Pearland has no fixed-route public transit of any kind. This is confirmed on the official City of Pearland website at pearlandtx.gov/residents/resources/mobility-resources, which states: “Pearland does not currently have public transit services within the City.”

No METRO bus or rail route serves the 9250 W Broadway work corridor. Apartment listing websites that describe Pearland properties as having “convenient transit” or “nearby bus lines” are using generic boilerplate text. Do not make housing decisions based on those descriptions.

The nearest Houston METRO light rail endpoint to Pearland is Fannin South Station, approximately 8 to 10 miles north of your workplace, at the southern end of the METRORail Red Line. 

There is no connecting bus or rail between Fannin South and 9250 W Broadway. Residents who live near Fannin South in Houston can use METRO for their personal travel in Houston, but still need separate transportation for the last stretch to Pearland.

If you do not yet have a vehicle, your only practical housing option is within walking or cycling distance of your workplace. That means the Silverlake area and specifically the three closest complexes: Summerwind (0.41 miles), Southwind at Silverlake (0.49 miles), or St. Andrews (0.72 miles). All are under 18 minutes on foot and under 6 minutes by bicycle.

Before moving in without a car, confirm a few things: that you can get groceries within walking or cycling distance (Randalls is 1.1 miles west, which is a manageable bicycle ride), that your emergency plan covers medical needs (rideshare is adequate for non-emergency medical travel), and that you have a backup plan for extreme weather days when walking or cycling is not safe.

Best Areas for Renters With a Car

With a car, your options expand significantly. Start on a month-to-month lease if possible so you can move once you have a better feel for the neighborhood. Prioritize getting a reliable bicycle first; it expands your range significantly at very low cost.

Couple, Both Working

A couple renting a one-bedroom at St. Andrews starting around $1,081 to $1,259 splits to roughly $600 to $630 per person. If you want more space, a two-bedroom at Southwind at Silverlake starting around $1,700 splits to $850 per person. 

Given two incomes, the math works well at either of these complexes. Southwind has school bus stop on-site, which matters if you plan to start a family.

Family With Children

Southwind at Silverlake is the strongest option for families. It has a school bus stop on-site for Pearland ISD, is zoned to Challenger Elementary and Glenda Dawson High School (verify with PISD), and has dog park and pool amenities useful for families. 

Three-bedroom units start at approximately $2,145 to $2,185, splitting to approximately $1,073 per working adult in a two-income household.

Budget-Conscious Renter With a Car

Look east on Broadway for older complexes with lower rents. Westlake Residential at 6520 Broadway is 2.7 miles east and takes 7 to 10 minutes to drive. Royal Oaks of Pearland at 1302 Broadway is 7 to 8 miles east but potentially has lower rents due to building age. 

Going farther north to South Houston or Pasadena adds commute time but can save $200 to $400 per month in rent. Run the numbers: if extra gasoline costs $50 to $60 per month but the rent savings is $200, you come out ahead.
